Acquisitions will invariably take many forms, from speculative land acquisitions (including options) to corporate take-overs, and may involve investment or occupational property. Where, for example, we are representing a retail company seeking to broaden its operational base, the service provided will include some if not all of the following:
- Circulation and promotion of the client's property requirements to the commercial property market
- The introduction of new opportunities
- The procurement of size and lease details
- The procurement of ancillary information such as plans, demographics, competition etc
- Monitoring of new development proposals and shifting trading / customer profiles
- Site / property inspections
- Negotiations with vendors, including attendance at meetings
- The provision of valuation and negotiation advice
- Advice in respect of proposed lease terms
- Briefing and thereafter liaising with the clients lawyers
- Attendance at meetings, including lease meetings where appropriate
- Securing Landlord's consents
- Liaising with the client's shopfitters
