Disposal

'commercial advice on the disposal of heritable or leasehold interests on behalf of landlords or incumbent tenants'

Disposals will take many forms, and no single formula can apply. Indeed the very nature of marketing should dictate a strategy tailored to the individual circumstances of any disposal, as this website itself should testify. Where, for example, we are representing a party on the disposal of surplus retail premises - equally applicable the landlord of vacant premises or retailer seeking to rationalise an existing lease - some or all of the following may apply:

- Inspection of the premises

- Researching market demand

- Consideration of proposed lease structure or existing lease obligations

- Reporting with valuation and marketing advice

- Preparation of marketing details

- Circulation and promotion of details to commercial agencies and targeted occupational demand

- Where appropriate, arranging and co-ordinating press advertising

- Conducting negotiations with interested parties

- Facilitating site access / viewing

- Negotiating heads of terms

- Briefing and liaising with the client's lawyers

- Securing appropriate covenant and user information in support of the applicant
